Why Florida Needs the Florida Real Estate Commission: Lessons from History and Today

[HERO] Why Florida Needs the Real Estate Commission: Lessons from History and Today

The Florida Real Estate Commission (FREC) has protected consumers and upheld professional standards in our state for nearly a century. Yet in 2025, a bill in the Florida House threatened to eliminate it entirely. Understanding why FREC exists, and what we stand to lose without it, requires a look back at Florida's colorful and often troubling real estate history.

Before Regulation: The Wild West of Florida Real Estate

Before 1925, Florida's real estate industry operated without formal regulation. There were no licensing requirements, no educational standards, and no oversight body to investigate complaints or discipline bad actors. The legal principle of caveat emptor, "let the buyer beware", governed transactions...

Are You Making These Common Real Estate Agent Mistakes in Today's Tough Market?

heroImage

The real estate market in 2025 is no joke. With inventory fluctuations, interest rate changes, and evolving customer expectations, even seasoned agents are finding themselves in tough spots. Here's the reality check: 80% of new real estate agents fail in their first year, and many of the surviving agents are still making costly mistakes that could derail their success.

If you're feeling the pressure, you're not alone. But the good news? Most of these mistakes are completely avoidable once you know what to look for.

The Lead Generation Trap That's Killing Your Business

Let's start with the big one: treating prospecting like a hobby instead of a job requirement. Too many agents squeeze in lead generation when they "have time" rather than blocking it out as their...

Boiling Water and Building a Real Estate Career: Why Consistent Effort Is the Key to Success

heroImage

Ever watched a pot of water on the stove? You crank up the heat, wait a few minutes, then get impatient and turn it down. Then back up again. Down again. That water's never going to boil, is it?

Building a successful real estate career works exactly the same way. The heat is your daily effort. The water is your sphere of influence – all those people who know, like, and trust you. And boiling? That's when everything clicks and your business takes off.

But here's the kicker: it's nearly impossible to boil water when you're only putting in half the effort.

The Science of Real Estate Success

Let's break down this analogy because it's more accurate than you might think. Water needs to reach 212°F to boil. At 211°, it's just really hot water. That one degree makes all the di...

In July 2022, NAR mailed a 129-question survey using a random sample weighted to be representative of sales on a geographic basis to 153,045 recent home buyers. The recent home buyers had to have purchased a primary residence home between July 2021 and June 2022. Respondents had the option to fill out the survey via hard copy or online. The online survey was available in English and Spanish. A total of 4,854 responses were received from primary residence buyers. After accounting for undeliverable questionnaires, the survey had an adjusted response rate of 3.2%. The sample at the 95% confidence level has a confidence interval of plus-or-minus 1.41%. Here are the highlights.

The National Association of Realtors® is America's largest trade association, representing more than 1.5 millio...

Larry Kendall, author of Ninja Selling, teaches that when you work your sphere of influence properly, you should make $1000 annually per family/name in your SOI. Maintaining your database of contacts and keeping in flow with your contacts takes time and energy. But the returns on that investment are statistically much higher than those from other sources of business. It all starts with actually making a list. When I first became licensed, I interviewed with a few brokers. I remember meeting with one who started the interview by pulling out a blank piece of paper and asking me who I knew. Where he went wrong was he didn't explain why he was asking. I assumed he wanted my leads, when in fact he was simply teaching me that it all starts with that list. Fear of failure causes many new associates to keep their new career a secret from friends and families until they are sucessful. I can tell you that this is a huge mistake. Your real friends and family will likely want to see you succeed...
